What is an SCPI?

A saving solution which aims to redistribute its revenues to its participants

An SCPI (real estate investment trust) owns a number of properties which are leased out to professionals: offices, retail outlets, hotels, clinics, retirement homes, ... or private individuals: housing.

The reception of potential rental amounts generates returns which become revenue payments (dividends) made to each participant as a pro-rata of their investment in the SCPI.

After five years of ownership the SCPI can sell certain real-estate assets which may generate gains which will then be distributed to the associates. Losses may also occur.

SCPIs receive an authorisation from the Autorités des Marchés Financiers (Financial Markets Regulator) although this does not constitute proof of any sort of investment opportunity. The associates will receive copies of all documents related to their investments from the SCPI (information notices, annual reports, etc.).

How to subscribe to an SCPI?

Investing with credit involves certain risks: a loan agreement is a commitment by the subscriber and must be repaid. Please ensure that you will have the necessary liquidity before making such a commitment. The subscriber must not rely solely on the income from the SCPI to meet their repayment obligations, considering the unpredictable nature of such an investment.

What is the minimum subscription amount?

A few hundred euros are enough to subscribe to SCPI units. And you can invest on a one-time or regular basis. Making scheduled payments to Praemia REIM France means investing in SCPI according to your needs and your savings capacity, on a regular basis and at your own pace. This allows you to gradually build up your real estate savings and adapt your savings efforts to your income and personal situation.

What are the fees associated with SCPIs?

The associate pays a subscription fee when purchasing his units, and then an annual management fee. The subscription fee is included in the subscription price and the management fee is deducted from the rents received before the payment of potential income.

The subscription fee covers collection costs, in particular the preparation and execution of capital increases, and the placement of SCPI units linked to the intermediary activity of the distributors, as well as the costs of studying and executing investment programs.

The annual management fee covers the management of the company's assets, the administration of the SCPI, the information of the associates, the collection of rents and all ancillary income (pre-rentals, occupancy or other indemnities, penalties and interest on arrears, taxes recovered from the tenants, etc.), the management of the treasury and the distribution of profits. In addition to this, there is a commission on the sale of shares, acquisition or sale of assets.

How long should I keep my SCPI units?

SCPIs are long-term investments. The minimum recommended duration is 10 years.

When will I receive
my potential dividends?

The first potential dividends are received at the time of entitlement.

The period of enjoyment is the time lag between the date of subscription of the SCPI units and the date on which the units begin to generate income, if any.

You will be able to find the date on which Praemia REIM France's SCPIs become available for sale on the brochure of each SCPI.

Then the potential dividends are collected quarterly.
